Transit Oriented Development Plan

The Lucknow Development Authority (LDA) is actively implementing Transit Oriented Development (TOD) to promote sustainable, compact, and integrated urban growth along key mass transit corridors.In line with the National TOD Policy, 2017 issued by the Government of India and the Uttar Pradesh TOD Policy, 2022 notified by the State Government, LDA is spearheading TOD-based planning and development for the city, with a special focus on the Lucknow Metro corridor.

As part of this initiative, the TOD Zone along the Lucknow Metro corridor has been delineated in the Lucknow Masterplan Convergence (2031). This zone includes the Metro Influence Zone (MIZ)—defined as 500 meters on either side of the metro alignment.

Through the implementation of TOD, LDA aims to:

    • Foster high-density, mixed-use development around transit nodes
    • Enhance accessibility and last-mile connectivity
    • Promote walkability, cycling, and public transport use
    • Reduce urban sprawl and dependency on private vehicles
    • Improve overall quality of life and urban efficiency

By adopting TOD principles, LDA is working to create a more liveable, efficient, and future-ready Lucknow, with well-planned, vibrant neighborhoods that are seamlessly connected to the city’s growing mass transit network.

Lucknow Development Authority (LDA) is actively addressing the challenges posed by rapid and imbalanced urbanization in the central region of Uttar Pradesh. With Lucknow emerging as a major urban magnet, the region is witnessing a concentration of economic activities, leading to polarized and uneven urban growth.To promote balanced, harmonious, and regionally integrated urban development, LDA, under the guidance of the Government of Uttar Pradesh, has undertaken the delineation of the State Capital Region (SCR). This region comprises six districts—Lucknow, Unnao, Rae Bareli, Barabanki, Sitapur, and Hardoi.

Through this proactive initiative, LDA is laying the foundation for a sustainable and future-ready urban region, ensuring that development across the State Capital Region is strategic, inclusive, and environmentally sustainable.

Zonal Development Plan

To ensure that the broader vision of the Lucknow Master Plan is effectively implemented at the local level, the Lucknow Development Authority (LDA) is leading the preparation of detailed Zonal Development Plans (ZDPs). These plans serve as vital instruments to guide development within specific zones, aligning with the long-term urban strategy for the city.

Prepared within the framework of the Master Plan, each ZDP provides focused proposals for:

  • Land use planning
  • Road networks and circulation systems
  • Parks, open spaces, and green infrastructure
  • Community facilities and public services
  • Utilities and infrastructure development

To meet the increasing housing demand in Lucknow, the Lucknow Development Authority (LDA) is actively developing planned, sustainable, and people-centric township projects. These initiatives aim to provide citizens with modern living environments, enhanced connectivity, and access to all essential urban amenities.
