The Largest Residential Scheme Being Developed in the State

The Lucknow Development Authority (LDA) is developing the largest residential scheme in the state, named the Varun Vihar Yojna.

  • Scope: The scheme is proposed over an area of approximately 6,580 acres near the Agra Expressway.
  • Plots: It will feature residential, commercial, Mixed-use, institutional and group housing plots.

Land Registration and Compensation Distribution:

  • Land Acquired: Registry (Bainama) of approximately 450 bighas of land has been completed for the scheme.
  • Possession: Possession has been acquired for 105 bighas of land.
  • Compensation Paid: A compensation amount of ₹300 crore has been distributed to the farmers so far.
  • Ongoing Acquisition: The process of registering land from 22,403 farmers is also being carried out in a phased manner.

Land from the following villages, located in Sadar and Sarojini Nagar Tehsils, has been earmarked for the Varun Vihar Scheme:

Highlights of the Scheme

  • Green Spaces: Over 980 acres will be developed as green belts, parks, and water bodies. This includes an international standard golf course, Sports facility and a Central & Sectorial Park.
  • Logistics: A Logistics Park will be developed over an area of approximately 300 acres.

Facilities

  • Sectors and Plots: The Varun Vihar Yojna will have a total of 25 sectors with underground services (cable lines), where more than 15,000 plots will be created.
  • Residential Benefit: This will provide residential facilities to a large population with all amenities in walking distance.
  • Economic Impact: It will lead to unprecedented development in the city’s industry, health, education, and logistics sectors. These schemes will bring significant investment to the capital (Lucknow) and create a large number of employment opportunities.

Lucknow's Development Model

The proposed Naimish Nagar Yojna on Sitapur Road, spread over an area of 3681.6872 acres, will develop into a model of development, giving a new identity to the northern part of Lucknow. The Lucknow Development Authority (LDA) has begun the work to bring the scheme to fruition.

Initial Step

Construction work for the first site office of the scheme has been completed in Purwa village of B.K.T. Tehsil.

Land Identified

Approximately 1486.689 hectares of land across 18 villages in B.K.T. Tehsil has been identified for the Naimish Nagar Yojna.

Cost Estimate

The estimated cost for land acquisition is approximately ₹4,785 crore, which has been approved by the Authority Board.

The Naimish Nagar scheme will provide residential facilities to approximately 3 lakh people. It will include a host of amenities such as:

  • Wide roads
  • Green belts and parks
  • Schools and hospitals
  • Community centers
  • Solid Waste Management facilities
  • Commercial centers
  • Sewage Treatment Plant (STP)
